Terms & Conditions

  • Check-in is by appointment and after 3pm (just give us a general idea of arrival time when making the reservation and then we can call or text to coordinate on day of arrival)
  • Check-out is 11am
  • Home-baked goodies for breakfast is typically 8:30am to 9:30am
  • Free, off-street parking - one car per room
  • We are smoke-free and use smoke detectors and sprinklers for your safety.
  • Children & pets accepted with prior arrangements
  • Pets are $25 per day per pet
  • Some rooms can accommodate an extra person for $50
  • 2-night (and some 3-night) minimum stays on weekends
  • We refresh your room daily before 1pm
  • There is 7% state tax and 6% city tax in Newport
  • Directions are on the website - don't forget we have two awesome locations (Catherine St & Mill St)
  • We will take a deposit equal to at least one night's stay in order to reserve a room. The balance is due at check-in.
  • Cancellation Policy: Since we are a small inn, we have a strict cancellation / change policy. There is a $50 processing fee per room. If a reservation is cancelled or changed within 14 days of the arrival date and by 3pm the day prior to arrival, we'll deduct $50 per room from the deposit and send you a Gift Certificate for the remainder. Otherwise, we'll refund your deposit minus the processing fee. There are no refunds for early departures, no-shows, or cancellations after 3pm the day prior to arrival.
